What it is:
Typically, before you can build on or adjust the boundary lines of your lot, you need to have your lot recognized. Lot Recognition is the process of convincing your local permitting authority that your property area was legally created as a separate lot. Depending on the specifics of your lot and the jurisdiction, this can be simple or complex, involving title searches, deed and tax record research. The Codes and rules are quite complex and sometimes unwritten. Sometimes this work results in more legal lots on your property than are shown on the Assessor's map.
What it isn't:
It is commonly assumed that the County Assessor's maps show ownership boundaries and legal lots. This is not true. Assessor's maps only show property tax areas, not evidence of ownership nor proof of whether a lot was legally created. In fact, there can be any number of additional lots within your ownership area that are not shown by the Assessor's map.
Common issues are:
1. Can the portion of my lot that is separated by another intervening ownership (or public right of way) be recognized as a separate lot? Perhaps, depending on local rules.
2. I have tax account number and have paid taxes; doesn't that prove my lot was legally created? No, it does not, but other evidence may prove it to be.
